SHARING OUR BEACH
According to our Protective Covenants (Section 9, see also Article Two of the By-Laws), the Cobmoosa Beach is for “the common use of all members of Cobmoosa Shores Association, their families, and their guests.”
What is “The Beach”?
The Beach is a private park owned by the membership of Cobmoosa Shores Association (CSA). As platted, the beach stretches from the northernmost and southernmost lot boundaries and extends to the lakeshore from the westernmost platted property lines to the mean high-water mark of Lake Michigan. Therefore, the Cobmoosa Shores Beach Area includes not only the flat sandy beach but also the grassy dune between the westernmost property lines of property owners and the sandy beach.
In addition, the CSA also owns the two lots ordinarily referred to as the North Access and South Access, as well as the lot across from the North Access ordinarily referred to as “The Park”.
The Common Areas—the Beach Area, the North Access, the South Access, and The Park—are meant for the enjoyment of all members and their guests. Enjoying these Common Areas requires that members and their guests have consideration and respect for each other.
Enjoy Our Beach and ...
1. Respect each other’s personal property and our common property rights.
2. All association members share the ownership and use of the Beach. Beachfront property owners have only the same rights to use the Beach as other members.
3. Leave the Beach as clean as you found it. Take your trash with you when you leave.
4. No part of the Beach may be reserved for future, exclusive use by anyone.
5. No jet skis, wave runners, or similar motorized water sports vehicles may be launched from or landed on the Beach.
6. Prevent grass fires and preserve the quiet. Do not use fireworks on the beach nor anywhere else in Cobmoosa Shores.
Pack it In, Pack it Out
Since the beach belongs to all members, persons using the beach should be courteous and not store personal belongings on the beach. However due to the size of the beach and condition of the stairs, the current "Pack It In Pack It Out" policy has been amended for this season to permit kayaks and other non-powered watercraft of similar size or smaller to be left on the beach. Such items should be left as far from traffic areas and the water’s edge as practicable, and not stored on the dunes. Sailboats and catamarans, and other non-powered watercraft of that approximate size or larger, can still not be left on the beach overnight. Beach users are still strongly encouraged to take their smaller personal items such as chairs and floats from the beach when they leave. This policy will be reconsidered each year by the Board and revised if necessary depending upon the seasonal condition and size of the beach.
Enjoy Your Beach Fires, but
1. Help keep the sand clean by building fires only in the fire rings provided by the Association.
2. Be prudent: Have fires only under safe conditions. Grass fires are dangerous!
3. Always thoroughly douse your fire with water when you are done.
4. Do not bury unburned materials. Take your beach fire trash with you when you leave.
Have Fun with Your Dog, but
1. Keep in mind that some people do not like dogs, even friendly ones. Be respectful of your neighbors.
2. Dogs must be leashed at all times. Ensure that your dog does not bother others enjoying the beach.
3. Clean up after your dog. Do not bury your dog’s waste; take it with you and dispose of it in a proper receptacle.
The Beach is Everyones to Share
Many members and guests have heard the phrase, “Leave nothing but footprints.” This phrase does not only apply to trash, but also to beach items. Have some courtesy for your fellow members and guests who are trying to enjoy their time in the sand by taking all of your personal beach items with you when you head back over the dune. Let others enjoy the space on the beach when you leave by removing your tents, chairs, umbrellas, kayaks, paddle boards, etc.
